Citronica II

Lemon Grove, CA

Citronica Two is an affordable housing complex serving the older adult population of Lemon Grove. The building offers residents of Lemon Grove their first LEED certified senior housing development, and will help continue to spur development in the Downtown Village area. Citronica Two provides 80 one-bedroom units as well as crucial supportive services to low income seniors earning between 30 and 60 percent of the Area Median Income (AMI) of San Diego County. Ten of these units will be reserved for qualifying older adults with mental illness eligible for supportive services under the Mental Health Services Act (MHSA) program.


The Post

Imperial Beach, CA

The Post is a 30 unit senior affordable housing project that also serves to house a new American Legion Meeting Hall. The project site was assembled of 3 different properties, and combined to create one cohesive development. This project includes 21,200 SF of living space and an American Legion meeting hall consisting of 4,026 SF located at ground level. The design also includes on-grade parking and second-floor outdoor patio area with views to the Pacific Ocean.

Senior Gardens

San Ysidro, CA

SWS Engineering provided Civil Engineering services for the .68 acre. 12,300 SF, 10 Residential Units + Street Level Gallery project.  Senior Gardens is an innovative senior housing development showcased at the Museum of Modern Ari (MOMA) in New York. New York for their 2010 "Small Scale Big Change" exhibit. Focused on bringing two generations together, the central elements of this developmenl are affordable housing for seniors and grandchildren (a form of co-habitation common in this area of the city) and daycare facilities for children with working parents: as well as a street level art gallery. This infill project is currently in design and is aiming to achieve LEED certification.


Highgate

Temecula, CA

Highgate is a new Assisted Senior Living development in Temecula, CA. The project consists of 84 living units enveloped within a 2 story, 85,814sf building, and the project includes 42 on grade parking stalls.

SWS Engineering’s scope included the civil engineering design of planning documents, construction documents and construction administration including grading and drainage plans, utility plans, horizontal control plans, erosion control plans, drainage studies, water quality management plans (WQMP) and off-site improvement plans.
