Autumn Terrace

San Marcos, CA

Autumn Terrace is a 4 acre LEED Platinum certified project on Autumn Drive in San Marcos California. This site was previously extremely underutilized as a low income housing development. SWS Engineering, in partnership with Hitzke Development obtained approvals for a Specific Plan Amendment and Plot Plan approvals of the project along with all construction documents for the site and street work. In addition to the development, the project links Autumn Drive to San Marcos Blvd., creating a much safer pedestrian path of travel lo the adjacent elementary school, San Marcos Elementary. This project is one of the first LEED certified affordable housing projects in San Diego County.

Parkview

Owners: C&C Development | Hitzke

San Marcos, CA

 Parkview is an 84 unit mixed-use development including 4,000 SF of commercial retail space on the ground level with housing located above. This project is unique in that to accommodate the space needed for this development, 9 separate properties were assembled to create one cohesive site. The proposed design utilizes the storm drain line recently installed by the City of San Marcos that runs down the middle of the property; the end result are homes that will take on a "row home" look. This project is in line to receive LEED certification.


Citronica I

Developer: Community Collective

Lemon Grove, CA

Citronica I is a contemporary and sustainable affordable housing/mixed-use infill development on 1 acre of property. The project is LEED Platinum certified and consists of 3,600 SF of commercial retail space on the ground floor, one level of subterranean parking and 56 affordable housing units enveloped in a modern five story structure. In addition to the mixed-use development, SWS and the developer ' worked with the City of Lemon Grove to vacate an existing street adjacent to the project in order to convert the area into a linear park.

Living Rooms

San Ysidro, CA

SWS Engineering, Inc. is working with Estudio Teddy Cruz, providing civil engineering services for Living Rooms at the border of California and Mexico. Living Rooms is an innovative affordable housing development showcased in the Museum of Modern Art (MoMA) in New York City. This infill project is combining 2 sites to create one cohesive ½ acre property; demolishing run-down buildings, while preserving and restoring an existing 3,000 SF historic church. This project, built around the church, consists of 10 housing units with an open gallery/gathering space on the ground level floor and gardens. This project is currently in design and is aiming to achieve LEED certification.


The Post

Owner: Hitzke Development

Imperial Beach, CA

The Post is a 30 unit senior affordable housing project that also serves to house a new American Legion Meeting Hall. The project site was assembled of 3 different properties, and combined to create one cohesive development. This project includes 21,200 SF of living space and an American Legion meeting hall consisting of 4,026 SF located at ground level. The design also includes on-grade parking and second-floor outdoor patio area with views to the Pacific Ocean.

Hacienda Hills is an affordable housing development located in Desert Hot Springs, CA. One of the only projects of this type we have completed that is not infill; this housing development is comprised of 60 residential units consisting of 2 bedroom. 2.5 bath townhomes.
