9797 Aero Drive

SWS Engineering provided civil engineering design for the repositioning of this 75,315-square-foot former FBI building in Kearny Mesa. The project scope included redesign and addition of 15,783 square feet into contemporary multi-tenant office space. The 9797 Aero project under went $10 million in upgrades, including custom overhead doors that open ground floor areas to the Bixby Retreat, a large outdoor deck and gathering area that has become a hallmark of Bixby developments; drought tolerant landscaping and upgrades to the site storm water treatment to bring to current storm water compliance. The 4-story building sits atop a terraced plateau with major traffic visibility.
Fresh and Easy

Temecula, CA
The Redhawk Pavilion project is a retail center in Temecula California. Fresh and Easy entered into an agreement with the property owner to place a new building within the center. As part of the design of the Fresh and Easy building significant changes to the onsite parking, drive aisles, grading and utilities were required. This project was processed through the City of Temecula and the property owner for approvals and acceptance. The Fresh and Easy project received its Certificate of Occupancy three weeks ahead of schedule.
Fairway Business Park

The Fairway Business Park development consists of the site layout and planning for 20 light industrial office buildings and associated parking on 17.65 acres of raw land in the City of Lake Elsinore. The scope of services for the Fairway Business Park includes site plan coordination, grading and drainage plans, hydrology and hydraulics calculations, storm water pollution prevention Plan (SWPPP), notice of intent (NOI), water quality management plan (WQMP), fire pressure calculations, improvement plans, Elsinore Valley Municipal Water District (EMWD) sewer and water plans, Rancho California Flood Control and Water Conservation District plans, traffic control plans, striping plans, design review committee (DRC) processing, tentative map (TM), condominium conversion plans, final parcel map, and submittal and processing of all included plans. SWS Engineering is also providing surveying and mapping services, including final monumentation, boundary survey and construction consultation. This project required detailed coordination with all consultants, the owner and governing agencies, and is currently in design.

SWS Engineering provided the Civil Engineering services for the Barnes Canyon Office tenant improvement and outdoor employee amenity upgrades. This project included a complete site redesign, upgrade of site storm water treatment to compliance with current requirements, site plan design and parking optimization, renovations to the ADA accessibility, utility relocations and employee amenity upgrades including an outdoor patio area and drought-tolerant landscaping
ViaSat

ViaSat’s headquarters consists of three, 2-story, concrete tilt-up buildings, constructed concurrently with three additional tilt-up buildings on a 55-acre master planned business park site. The project included an 180,000 SF tenant improvement build-out and was awarded LEED Gold Certification by the U.S. Green Building Council in 2010.
